Position Overview

The Director of Portfolio Optimization & Asset Utilization is a key commercial leader responsible for maximizing the performance, availability, and utilization of the Club’s luxury real estate portfolio. Operating at the intersection of analytics, operations, and strategy, this role drives inventory optimization, booking efficiency, occupancy outcomes, and Member experience across a dynamic and evolving portfolio.

The ideal candidate is a commercially minded operator who blends analytical rigor with strong business judgment and exceptional interpersonal leadership. This leader will modernize legacy processes, implement scalable operational improvements, and translate complex data into actionable decisions that elevate both Member satisfaction and financial performance.

Success requires strategic thinking, operational discipline, organizational influence, and change leadership. This individual must excel at cross‑functional collaboration and team development, partnering closely with Operations, Real Estate, Finance, Engineering, Sales, Marketing, and Member Services.

Core Responsibilities

Portfolio Strategy and Inventory Optimization

  • Lead the strategic optimization of inventory utilization to maximize occupancy, Member access, and commercial performance.
  • Own the end‑to‑end strategy for inventory release, allocation, extensions, and utilization, ensuring alignment with Member demand and business priorities.
  • Analyze booking behavior and utilization trends to identify gaps and develop data‑driven recommendations on inventory protection, promotional strategies, and occupancy management.

Analytics, Forecasting & Business Insights

  • Build and lead a best‑in‑class analytical framework for asset utilization, inventory performance, and forecasting.
  • Own enterprise reporting and develop predictive models, KPIs, and dashboards that enhance visibility and support informed decision‑making.
  • Champion a culture of analytical rigor, accountability, and data‑driven execution across the organization.

Process Optimization & Operational Excellence

  • Modernize legacy inventory management processes, systems, and workflows to improve scalability, efficiency, and Member outcomes.
  • Lead cross‑functional process improvement initiatives and oversee operational workflows related to inventory controls, pre‑books, cancellations, waitlists, and promotional periods.
  • Partner with Engineering and Operations to implement technology‑enabled solutions and establish standardized operating procedures and governance.

Cross-Functional Leadership and Executive Partnership

  • Serve as a strategic partner to senior leaders across Operations, Real Estate, Finance, Engineering, Sales, Marketing, and Member Services.
  • Collaborate with Marketing and Commercial teams to activate promotional inventory and communicate availability opportunities.
  • Influence decision‑making through strong analytical credibility, thoughtful communication, and executive presence while navigating competing priorities.

Team Leadership and Talent Development

  • Lead, coach, and develop a high‑performing team of inventory and optimization professionals.
  • Foster a culture of accountability, collaboration, continuous improvement, and commercial ownership.
  • Set clear goals and development plans while mentoring team members in analytical thinking, operational problem‑solving, and strategic decision‑making.

Qualifications

Required

  • Bachelor’s degree required; advanced degree preferred, with 7+ years of progressive leadership experience in portfolio optimization, inventory or revenue management, asset utilization, operations strategy, or related analytical disciplines.
  • Demonstrated success leading high‑performing teams in complex, cross‑functional environments, with strong commercial acumen and the ability to balance Member experience, operational realities, and financial performance.
  • Exceptional analytical and problem‑solving capabilities, including experience developing models, forecasts, and actionable business insights, and leading process transformation within legacy or evolving systems.
  • Outstanding interpersonal and executive communication skills, with proven ability to influence stakeholders, manage multiple priorities, and drive alignment across the organization; advanced proficiency in Excel, PowerPoint, and enterprise systems.

Preferred

  • Experience in luxury hospitality, private clubs, vacation ownership, travel, real estate, or membership‑based business models.
  • Proficiency with business intelligence and visualization tools such as Power BI or Tableau.
  • Familiarity with Salesforce or comparable CRM and operational platforms.
  • Experience partnering with technology teams to lead operational or systems implementation initiatives.

What Success Looks Like

Within the first 90 days, this leader will have developed a deep understanding of portfolio performance, utilization dynamics, operational workflows, and key organizational relationships. They will establish credibility with both the team and executive stakeholders while identifying the highest-impact optimization and process improvement opportunities.

Within six months, this leader will have implemented measurable improvements in occupancy performance, inventory efficiency, operational execution, and reporting visibility, while delivering a clear roadmap for continued portfolio optimization, process modernization, and systems enhancement.
